About the project
A 4,500 sq ft wellness destination organised around two studios, a sauna-steam-spa wet core and a barista-led café. Coordinated full architecture + MEP set: floor plan, plumbing, HVAC, electrical and a finish schedule built around natural stone, wood veneer, stained-wood ceilings and indirect light.
The plan reads as three calm bands. The street-side band holds the public face — a hospitality-style reception, a barista café and seating opening onto the entry. The middle band hosts the active studios — a 492 sq ft yoga studio and a 480 sq ft pilates studio, both wrapped in insulated acoustic walls so two classes can run simultaneously without bleed. The deep band is the wet core: a 529 sq ft spa with a hot/cold pool, sauna, steam, open shower, relax lounges and full women/men locker rooms with towel service. Four private massage rooms tuck between the studios and the café. A staff back-of-house — staff room, janitor, kitchen, storage, MEP utility — keeps service circulation invisible. The MEP set coordinates a 200-amp service, dedicated circuits per zone, GFI/WP receptacles in wet areas, recessed cans + pendants, full sanitary/HW/CW plumbing tree, and a per-room HVAC load schedule (8K–12K BTU heads). Sauna heater, steam generator and humidity controls are coordinated under final manufacturer-stamped MEP design.
